IN THE EVENT OF A MEDICAL EMERGENCY PLEASE DIAL 911
EMERGENCY MAINTENANCE issues between 7-12 PM please call the Maintenance number provide in the Cabin Handbook, otherwise please leave a message on the Welcome Center office voicemail and we will contact you by 9 AM the following morning.
Reservations: You must be 25 years of age or older to make a reservation. To book a cabin we require a credit card (Visa/Master Card/American Express) issued in the tenant's name. A $200 Advance Payment will be charged at the time of booking. The total amount due will include: Base Rent, Cleaning fees, State and Local taxes, and a Reservation fee of $25.00. The balance due will be charged to the Credit Card used for the Advance Payment 7 days prior to Check-in. No Shows will be responsible for the entire balance of the reservation. There will be NO REFUNDS FOR ANY REASON once the balance has been charged (7 days prior to arrival). We strongly encourage guests to purchase Travel Insurance, which will reimburse you for any losses due to many types of cancellations. *No arrivals or departures allowed on Christmas day. If a guest books online for arrival or departure on Christmas day, we reserve the right to amend the reservation (by contacting the guest) so that it does not include an arrival or departure on Christmas day.
Damages: We do not charge a security or damage deposit. However, Tenant agrees to assume responsibility of the property during their stay and report any damages to the office immediately. Tenant assumes responsibility for any missing or broken items and/or conditions requiring additional cleaning. To recover these damages and/or cleaning costs, the credit card we have on file will be charged NOT LESS than $200.00 and up to the ACTUAL cost of cleaning, repair and/or replacement of items. ALL reservations must be secured by a valid credit card.
Check-In and Check-Out: All guests must check-in and out at the Welcome Center office. Cabins are available for check-in after 3:00 pm. Check-out time is 10:00 am. Please return the cabin keys and check-out form to the office upon departure. Late check-outs or extended stays are possible ONLY with prior approval and are subject to availability. For unauthorized late check-out, the credit card we have on file will be charged up to a full day rental without prior approval.
After Hours Check-In: There is a "Late Arrivals" box located beside the front door of the office at 2827 Puncheon Fork Road. Your check-in packet will contain everything you need to locate and enter your cabin.
Travel Insurance: We offer travel insurance which includes coverage for trip cancellation, delay, interruption, baggage loss, medical, accidental and more, which will cover your entire party for the total cost should you need to cancel for any covered emergency. Frequently asked questions.
Additional Guests: Due to local fire codes, the number of guests cannot exceed number of guests the unit will sleep.
NO PETS: Some of our units are pet friendly cabins. They are clearly marked as "Pet Friendly" on the website. ANYONE FOUND WITH A PET IN ANY CABIN WITHOUT PERMISSION WILL BE SUBJECT TO A $150 ADDITIONAL CLEANING FEE. YOUR RESERVATION WILL BE SUBJECT TO IMMEDIATE CANCELLATION WITHOUT REFUND.
Cancellation: All cancellations made more than 30 days prior to arrival date are subject to a $50 cancellation fee. The remainder of the Advance Payment will be refunded. All cancellations made within 30 days prior to arrival will forfeit the Advance Payment of $200; any additional payments made toward the reservation will be refunded. We have reserved your cabin for your enjoyment; therefore, any cancellations received after the final balance has been paid (7 days prior to arrival date) NO REFUNDS WILL BE GIVEN. There are NO REFUNDS DUE TO WEATHER CONDITIONS. Chains and/or Four-Wheel Drive vehicles are strongly suggested in winter months.
NO FRATERNITIES OR HOUSE PARTIES! THIS POLICY IS STRICTLY ENFORCED. IF YOU DO NOT COMPLY YOUR RESERVATION WILL BE CANCELLED IMMEDIATELY AND YOU WILL BE ASKED TO LEAVE WITHOUT A REFUND. YOU WILL BE SUBJECT TO ADDITIONAL CLEANING AND/OR DAMAGE FEES. YOU MAY CONSUME ALCOHOL INSIDE YOUR CABIN OR ON THE DECK ONLY. ALCOHOL IS NOT ALLOWED AT THE RESTAURANT OR ANY OTHER AREA OF THE RESORT.
Parking & Speed Limit: Due to limited parking space, there are two (2) parking spaces allotted to each cabin. Please DO NOT park more than two vehicles in front of your cabin or leave any part of your vehicle in the street. Do not park in front of neighboring cabins. The speed limit is 9.5 MPH throughout the resort.
Linens: All bed linens and bath towels are provided. Washers/Dryers are also provided in the unit for guests use. Guests are responsible for laundering their own towels and bed linens as needed during their stay. We also provide a starter supply of toilet tissue, paper towels, soap products and trash bags; this supply normally lasts 2-3 days, depending upon the number of guests staying in the unit; guests are responsible for any additional supplies needed.
Housekeeping: Upon departure our housekeepers will clean the cabin. It is the guest's responsibility to complete the items listed on the "check-out procedures" form you received at check-in.
Trash: Please sit trash outside on the front porch between the hours of 8 AM and 10 AM each morning. If you need to dispose of trash after 10 AM, please take it to the red dumpster located on Summit Road. Please do not leave trash sitting outside overnight due to the possibility of animals tearing into it.
Equipment and Furnishings: The accommodations are privately owned with the owner's furnishings and neither the agent nor the owner shall be responsible for providing any additional furnishings. Some owners have locked closets containing personal belongings; these are not included in the rental of the cabin. ***Port-A-Cribs and Pac-N-Play's are available (limited supply).
Critters and Wildlife: In the area we do have wildlife. Please DO NOT leave food out for these animals. Each unit is professionally treated for pest control on a regular basis. Occasionally, a few critters could make their way back inside. In these rare instances, no refund will be given. In such a case, please notify the office, and we will make every effort to rectify the problem.
Keys: Keys will be issued upon check-in in the Welcome Center office. Please return keys to the office at departure. If office is closed, place keys and check-out form in the "Late Arrivals" box.
Weather/Driving Conditions: No refunds will be given for icy/snowy road conditions, fear of curvy or steep roads or any other weather related conditions. Be assured that during the winter season, the decks and porches will be slippery. Walk with caution! There are no refunds given due to weather. Four wheel drive and/or chains are recommended during the winter season. We do not provide transportation, shuttle service or assume responsibility for towing service. Once you arrive and have checked into your unit, there will be no refunds if weather changes or for early departures.
Lost and Found: Please check your unit thoroughly prior to your departure for any personal belongings. We will not be responsible for items lost or left behind. If you notice you have left an item behind, please call our office and every effort will be made to locate the item. If item is found, it is the guest’s responsibility to contact UPS or FED-EX to make arrangements for shipment.
Fireplaces: All fireplaces are gas burning. Please do not burn anything in the fireplaces or rearrange the logs. DO NOT change settings or turn OFF/ON the gas valves. Please call the office for assistance.
Gas Grills: Be sure the Gas tank is turned "OFF" when not in use. Please notify the office during regular office hours in the event your grill's propane tank becomes empty and we will replace it.
Telephones, Televisions and Stereos: All cabins have telephone service. If your phone is not working, please notify the office. Most cabins provide unlimited long distance calling in the US. DO NOT MAKE OPERATOR ASSISTED CALLS. Local and incoming calls are free. The type of television service is determined by individual owners. There is no guarantee of any television service or phone service, therefore no refunds or discounts will be provided. Please do not move, rearrange, or disconnect any cables to any entertainment devices.
Hot Tubs/Jacuzzis: The hot tub temperature is set at 98. DO NOT CHANGE. Hot tub covers are to be kept on hot tubs at all times unless hot tub is being used. Winds can be very strong in the mountains. Please place straps back on securely after each use. DO NOT SIT, STAND ON OR MISTREAT any hot tub cover. A $350 charge will be applied to your credit card as a result of any damages to hot tub cover.
Smoking is not permitted inside any of the cabins: You may smoke on porches and decks disposing of ashes and cigarette butts properly. If it is determined that smoking did occur inside, an additional cleaning fee will be charged to cover the cost of smoke removal and any damages.
Construction: Please pardon our progress! We are a growing development. We make every effort to limit construction noise.
